As families prepare for the upcoming school year, many students face challenges accessing the supplies they need to succeed in the classroom. Through United Way's Stuff the Bus initiative, ATC team members, residents, and communities have the opportunity to help bridge that gap by donating essential school supplies.

Over the coming weeks, collection boxes will be placed throughout our corporate office and participating communities, making it easy for everyone to get involved. Donations of backpacks, notebooks, pencils, crayons, folders, calculators, and other classroom essentials will help local children start the school year equipped and ready to learn.

To make things even more exciting, ATC is adding a little friendly competition to the effort. Departments will compete to see who can collect the most supplies, with the winning team earning company-wide bragging rights and a special surprise. While the competition will certainly be fun, the real winners will be the students and families who benefit from the generosity of our ATC team.

Community involvement has always been an important part of who we are. Whether we're developing communities, creating memorable resident experiences, or supporting local organizations, we believe investing in people creates lasting impact.

We encourage all ATC team members and residents to join us in supporting this important cause. Together, we can help ensure local students have the tools they need to learn, grow, and succeed.

After all, when a community comes together, even small contributions can make a big difference.

For more information about Stuff the Bus and a list of requested school supplies, please contact your community office or visit United Way of the CSRA.

Let's fill those boxes, support local students, and show what the ATC community can accomplish together.

Apartment living continues to evolve, and today’s renters are looking for more than just a place to live — they want communities that support their lifestyle, routines, and everyday convenience.

As resident expectations shift, certain apartment features and amenities are becoming more important than ever.

Here are five things renters are prioritizing in 2026.

1. Community-Focused Living

Residents want to feel connected to where they live. Communities that offer resident events, social spaces, and opportunities to engage with neighbors are becoming increasingly attractive.

Whether it’s a community event, fitness challenge, or resident appreciation gathering, people value spaces that help create a true sense of community.

2. Wellness Amenities

Health and wellness continue to influence renter decisions. Fitness centers, walking areas, wellness partnerships, outdoor spaces, and recovery-focused amenities are helping residents prioritize balance in their daily lives.

Convenience also plays a major role — residents appreciate having wellness options close to home.

3. Flexible Work-From-Home Spaces

Remote and hybrid work are still shaping apartment preferences. Residents are looking for:

  • Quiet workspaces
  • Reliable Wi-Fi
  • Comfortable layouts
  • Business centers or co-working areas

Apartment communities that support productivity during the workday provide added value for modern renters.

4. Convenience-Driven Amenities

Residents appreciate anything that makes everyday life easier.

Features like:

  • Online resident portals
  • Package management systems
  • Valet trash services
  • Smart home technology
  • On-site services and partnerships

all contribute to a smoother living experience.

5. Lifestyle-Oriented Experiences

Today’s renters are drawn to communities that offer experiences, not just amenities.

From wellness partnerships and resident rewards programs to seasonal events and social engagement opportunities, communities that create memorable experiences stand out in a competitive market.

Looking Ahead

Apartment living is becoming increasingly lifestyle-focused, and residents are seeking communities that align with how they live, work, and connect.

At ATC Development, we’re committed to creating communities that go beyond expectations by offering experiences, amenities, and environments designed to help residents feel truly at home.

At ATC Development, we believe apartment living should be more than just a place to sleep — it should be a place where people feel connected, inspired, and proud to live. Across every community we manage, our mission is rooted in creating experiences that foster belonging and elevate everyday living.

Today’s residents are looking for more than square footage and amenities. They want communities that reflect their lifestyle, support their goals, and create opportunities for genuine connection. That’s why ATC Development continues to invest in resident-focused experiences, thoughtful programming, and community engagement strategies that turn properties into thriving neighborhoods.

Creating Experiences That Matter

From resident appreciation events and seasonal gatherings to wellness initiatives and local partnerships, ATC communities are designed to bring people together. Whether it’s a rooftop social, a networking mixer for young professionals, or a community volunteer initiative, these moments help transform neighbors into friends.

Our teams work intentionally to create programming that reflects the personality of each property and the residents who call it home. No two communities are exactly alike — and neither are the experiences we create.

The Power of Local Connection

ATC Development is deeply committed to the cities and neighborhoods we serve. We understand that successful communities don’t exist in isolation; they thrive when connected to the culture, businesses, and people around them.

By partnering with local restaurants, fitness studios, artists, and small businesses, we create opportunities for residents to engage with their city while supporting local economic growth. These partnerships not only enhance the resident experience but also strengthen the communities we’re proud to be part of.

Modern Living Requires Modern Engagement

Today’s residents expect communication and engagement that are seamless, authentic, and accessible. Through strategic digital communication, social media engagement, and resident-focused content, ATC Development works to ensure residents feel informed, connected, and valued.

Our marketing and community engagement strategies are designed with people first — emphasizing transparency, responsiveness, and meaningful interaction both online and offline.

More Than Properties — We Build Communities

At its core, ATC Development is about people. While beautiful spaces and quality amenities are important, what truly defines a successful community is the experience residents have every day.

We are proud to continue building environments where residents can grow, connect, and feel at home. Because at ATC Development, we’re not just developing properties — we’re creating communities designed for the future.

About ATC Development

ATC Development is committed to delivering exceptional multifamily living experiences through innovative development, strategic property management, and resident-centered community engagement. Our focus is creating vibrant communities that enhance quality of life and contribute to the long-term growth of the markets we serve.

In today’s fast-moving world, people are looking for more than just a place to live — they’re looking for connection, comfort, and community. Apartment living has evolved far beyond simply providing four walls and amenities. Residents want spaces that feel welcoming, experiences that feel meaningful, and communities that feel like home.

At ATC Development, creating communities is at the center of everything we do.

More Than Apartments — Creating Lifestyle-Focused Communities

A home should support your lifestyle, not just your living needs. That’s why modern apartment living is increasingly centered around experiences, convenience, wellness, and connection.

From thoughtfully designed amenity spaces to resident-focused events and partnerships, communities today are designed to help residents feel engaged and connected to where they live.

Whether it’s attending a resident event, enjoying a fitness partnership, relaxing in a welcoming clubhouse, or simply connecting with neighbors, these experiences help transform apartment communities into places people genuinely enjoy calling home.

The Importance of Resident Experience

Resident experience has become one of the most important aspects of multifamily living.

People want:

  • Comfortable and functional spaces

  • Friendly and responsive teams

  • Convenient locations

  • Community engagement opportunities

  • Lifestyle-focused amenities

  • A sense of belonging

At ATC Development, we believe the small details matter. Creating positive resident experiences helps foster stronger communities, improve quality of life, and build long-term relationships with residents.

Augusta’s Growth Creates Opportunity

As Augusta continues to grow and evolve, so does the demand for communities that offer both convenience and lifestyle.

From expanding retail and dining options to increasing development throughout the area, Augusta continues to position itself as a city full of opportunity and growth. Communities located near major employers, Fort Eisenhower, entertainment districts, and growing commercial areas provide residents with greater accessibility and convenience than ever before.

This continued growth also creates opportunities for apartment communities to become more integrated into the neighborhoods they serve.

Building Community Through Engagement

Community engagement plays a major role in creating a positive living experience.

Resident events, wellness initiatives, local partnerships, and social experiences help strengthen connections among residents while also creating memorable experiences.

At ATC Development communities, resident engagement remains a major priority through:

  • Resident appreciation events

  • Wellness-focused programming

  • Community partnerships

  • Social engagement campaigns

  • Lifestyle-focused resident experiences

These initiatives help create environments where residents feel valued, connected, and supported.

Looking Ahead

The future of apartment living is centered around more than amenities — it’s about creating meaningful experiences.

As communities continue to evolve, the focus will remain on building environments that prioritize connection, comfort, convenience, and lifestyle.

At ATC Development, we’re proud to continue creating spaces and communities that residents are proud to call home.

Because great communities are built on more than buildings — they’re built on people.

This Cinco de Mayo, The Augustan is hosting a Taco Bar celebration designed to bring residents together through great food and a welcoming atmosphere.

More Than an Event—It’s a Lifestyle

Resident events are about more than the activity itself. They create opportunities for neighbors to connect, build relationships, and feel a stronger sense of belonging within the community. These shared experiences enhance everyday living and help turn an apartment into a true home.

At The Augustan, the goal is simple: create an environment where residents feel comfortable, engaged, and connected.

What Residents Can Expect

The Cinco de Mayo Taco Bar will feature a build-your-own taco experience with a variety of toppings, a festive setting, and an opportunity for residents to spend time together. It is a casual, enjoyable way to step outside the routine and engage with the community.

At ATC Development, we believe that an apartment is more than just a place to live—it’s a place to build memories, find comfort, and feel truly at home. One of the best ways to understand what makes a community special is by listening to the residents who have experienced it firsthand over time.

Recently, a long-term resident shared reflections after spending more than five years in one of our communities. Their perspective highlights several key elements that define a meaningful living experience—and what we strive to deliver every day.

Consistency in Service Matters

A recurring theme in resident feedback is the importance of reliable maintenance. Quick response times and consistent follow-through build trust and contribute to everyday comfort.

Our teams work hard to ensure that when something needs attention, it’s handled efficiently. It’s not just about fixing issues—it’s about showing residents that their time and comfort matter.

Communication Builds Confidence

In any community, transparency and communication are essential—especially when challenges arise. Residents value being kept informed and knowing that their concerns are acknowledged.

While leasing offices can be busy, our goal is always to respond thoughtfully and keep residents in the loop. Open communication helps create a sense of stability and trust across the community.

Amenities Enhance Everyday Living

From scenic surroundings to shared spaces like pools, tennis courts, and nearby dining, amenities play a big role in shaping the resident experience. These features aren’t just extras—they’re part of what turns a property into a lifestyle.

We design our communities with this in mind, creating spaces where residents can relax, connect, and enjoy where they live.

A Community is Built on People

No community is perfect—and that’s okay. What matters most is how challenges are handled and how people show up for one another.

Long-term residents often recognize the balance: a place where both management and residents work together, communicate openly, and grow over time. That mutual respect is what creates a lasting sense of home.

Looking Ahead

As residents move on to new chapters, their experiences remain an important part of our story. Their feedback helps us continue to improve, refine, and deliver better living experiences across all ATC communities.

We’re grateful for every resident who chooses to call an ATC property home—whether for one year or five. Your voice shapes what we do.

Finding the right apartment near Fort Gordon isn’t just about picking a place that looks good online—it’s about choosing a space that actually fits your day-to-day life. Whether you’re active duty, working as a contractor, or part of Augusta’s growing professional workforce, where you live can have a real impact on your routine, your commute, and how you feel when you get home at the end of the day.

One of the biggest factors people consider is location. Living near Fort Gordon means shorter drive times, easier access to Washington Road, and less time spent dealing with traffic. For many residents, that convenience alone makes a noticeable difference. But beyond location, people are also looking for a place that feels comfortable, reliable, and aligned with how they live—whether that means something modern and close to everything, or something quieter where they can fully unwind.

That’s where ATC Development communities stand out, because each one offers a slightly different experience depending on what you’re looking for. McHenry Square, for example, is a strong option for anyone who wants something clean, modern, and conveniently located. Its proximity to Washington Road puts you close to shopping, dining, and everyday essentials, while still offering a manageable commute to Fort Gordon. The layouts are open and functional, making it an easy choice for professionals or military residents who want something straightforward and well-positioned.

Helena Springs offers a different pace. It’s the kind of community that appeals to people who value a quieter, more relaxed environment. The layouts tend to feel more spacious, and the overall atmosphere is less hectic, which makes it a good fit for those who want to come home and truly decompress after a long day. It’s not about being in the middle of everything—it’s about having a dependable, comfortable place to reset.

Sanctuary leans even further into that idea. It’s designed for residents who prioritize privacy and simplicity, offering a more low-key living experience that focuses on having your own space rather than constant activity. For people who work demanding jobs or just prefer a quieter lifestyle, that kind of environment can make a big difference.

At the same time, the Augusta area continues to grow, especially in nearby Grovetown, which has become increasingly popular for people working at Fort Gordon. Its location makes commuting to base simple, while offering a slightly more suburban feel compared to central Augusta. That growth is part of what makes ATC’s newest development, Sterling Place, one to watch. Currently under construction, this 20-unit community in Grovetown is being designed to offer a more intimate living experience, with modern layouts and a convenient location that keeps you close to everything you need without feeling crowded. For renters who prefer a smaller community setting, it will likely be a strong option once it becomes available.

Choosing between Augusta and Grovetown ultimately comes down to personal preference. Augusta, especially around Washington Road, offers more immediate access to shopping, restaurants, and activity. Grovetown, on the other hand, provides a quieter, more residential feel while still being close enough to Fort Gordon for an easy commute. Both have their advantages, and the right choice depends on how you want your everyday life to feel.

At the end of the day, finding the best apartment near Fort Gordon isn’t just about checking boxes—it’s about finding a place that supports your routine and gives you the kind of living experience you actually want. With a mix of established communities and new developments like Sterling Place on the way, renters in Augusta have more flexibility than ever to choose a space that truly fits.

Choosing an apartment today goes far beyond square footage and location. Modern renters are increasingly looking for communities that support their lifestyle, wellness, and sense of connection. Multifamily communities that invest in thoughtful amenities and resident programming are seeing stronger engagement, higher satisfaction, and improved resident retention.

At ATC Development, we believe that apartment living should enhance everyday life. By offering amenities and experiences that support wellness, social connection, and convenience, our communities provide more than just a place to live—they create a place to thrive.

The Rise of Lifestyle-Focused Living

Over the past decade, renter expectations have evolved significantly. Many residents, particularly young professionals and students, are seeking communities that offer opportunities to stay active, connect with neighbors, and enjoy experiences close to home.

Amenities such as modern fitness centers, outdoor gathering spaces, coworking areas, and resort-style pools have become essential features in multifamily living. However, physical amenities alone are only part of the equation. The most successful communities also provide programming and partnerships that bring residents together.

Creating Wellness Opportunities for Residents

Health and wellness have become a top priority for many renters. Communities that promote an active lifestyle help residents feel more balanced and connected to their living environment.

Through initiatives such as Wellness Wednesday events, residents can participate in instructor-led fitness classes like yoga, Pilates, or Zumba within their own community. These experiences encourage healthy habits while also creating opportunities for neighbors to meet and engage with one another.

Strategic partnerships with local organizations, such as fitness providers, also allow communities to expand wellness offerings. By providing access to local gyms at discounted rates, residents can enjoy additional resources that support their personal health goals.

Building Connections Through Community Events

One of the greatest benefits of multifamily living is the opportunity to connect with neighbors. Community events help foster relationships, create shared experiences, and build a welcoming atmosphere for residents.

Events such as social gatherings, seasonal celebrations, and resident appreciation activities encourage interaction and help residents feel more invested in their community. These programs not only enhance the resident experience but also contribute to stronger retention and satisfaction.

Supporting the Local Community

Strong communities are built through meaningful partnerships. Multifamily communities have a unique opportunity to support local organizations, businesses, and nonprofits while also creating engaging experiences for residents.

Collaborations with organizations in arts, education, athletics, and philanthropy allow residents to feel connected to the broader community around them. Supporting local events and initiatives strengthens relationships throughout the region and reinforces a sense of shared purpose.

The Future of Multifamily Living

As renter expectations continue to evolve, the most successful communities will be those that combine quality living spaces with meaningful experiences. Wellness programs, resident events, and local partnerships all contribute to a living environment that supports both convenience and connection.

At ATC Development, our goal is to create communities where residents feel at home, supported, and inspired to live well.

Living in a studio apartment offers a unique opportunity to embrace simplicity, intentional living, and thoughtful design. With the right approach, a smaller space can feel open, comfortable, and stylish while supporting a streamlined lifestyle. By focusing on minimalism and smart organization, you can transform a studio into a functional and relaxing home.

Embrace the minimalist mindset

Minimalism is not just a design style—it is a way of thinking about how you use your space. In a studio apartment, every item should serve a purpose or bring value to your daily routine. Instead of filling the room with unnecessary furniture or décor, focus on keeping the essentials that support your lifestyle.

Start by decluttering and removing items you rarely use. Keeping surfaces clean and open helps the space feel larger and more inviting. A minimalist approach also encourages you to invest in higher-quality pieces that last longer and contribute to a calm, cohesive atmosphere.

Choose multi-functional furniture

In a studio apartment, furniture that serves multiple purposes is key to maximizing space. Look for pieces that can adapt to different needs throughout the day.

Examples include:

  • A bed with built-in storage drawers

  • A sofa that converts into a guest bed

  • An ottoman that doubles as storage

  • A dining table that can function as a workspace

These types of pieces allow you to maintain a comfortable living environment without overcrowding your apartment.

Create defined living zones

Even in an open studio layout, it is possible to create distinct areas for different activities. Dividing the space visually can make your apartment feel more organized and intentional.

You can create zones by using:

  • Area rugs to separate the living and sleeping areas

  • Bookshelves or open shelving as subtle room dividers

  • Lighting to highlight different parts of the room

  • Curtains or folding screens for additional privacy

These simple techniques help establish structure without making the space feel closed off.

Maximize vertical space

When floor space is limited, look up. Utilizing vertical storage is one of the most effective ways to keep a studio organized while maintaining a minimalist aesthetic.

Consider installing floating shelves, tall bookcases, or wall-mounted storage solutions. Hanging plants, art, and decorative hooks can also draw the eye upward and make the apartment feel larger. Keeping items off the floor creates a more open and breathable layout.

Keep décor simple and intentional

A minimalist studio does not mean sacrificing personality. Instead, it encourages thoughtful décor choices that enhance the space without overwhelming it.

Choose a cohesive color palette with neutral tones and subtle textures. Add a few statement pieces—such as artwork, plants, or a unique lamp—to bring warmth and character into the room. By limiting the number of decorative items, each piece stands out and contributes to the overall design.

Build routines that support a clutter-free lifestyle

Maintaining a minimalist studio apartment is easier when daily habits support it. Simple routines like putting items back in their designated place, regularly donating unused belongings, and keeping countertops clear can make a big difference.

Small spaces function best when they remain organized, and a little consistency goes a long way in preserving a calm and welcoming home environment.

Small space, big potential

A studio apartment can offer far more than just a place to live. With a minimalist approach and intentional design, it can become a comfortable retreat that reflects your lifestyle and priorities. By focusing on smart furniture choices, clear organization, and thoughtful décor, you can create a space that feels both functional and beautifully simple.

How to Make the Most of Your Studio Apartment: A Minimalist Lifestyle Guide

At ATC Development, creating thriving communities goes beyond providing beautiful places to live. It’s about supporting the overall wellbeing of residents — physically, mentally, and socially. That’s why ATC is proud to partner with Max Fitness to bring accessible wellness opportunities directly into the communities we serve.

Through this partnership, residents have the opportunity to participate in health-focused programming designed to make maintaining an active lifestyle both convenient and engaging.

Wellness Wednesdays

One of the most exciting initiatives to come from the ATC and Max Fitness partnership is Wellness Wednesdays. These events are designed to give residents a chance to pause midweek and focus on their health and wellness.

Wellness Wednesdays offer residents the opportunity to participate in activities such as group workouts, wellness education, and interactive fitness sessions led by Max Fitness professionals. These events are designed to be approachable and welcoming for residents of all fitness levels, encouraging everyone to take part in building healthier habits.

By bringing these opportunities directly into our communities, ATC helps make wellness more accessible and easier to incorporate into everyday routines.

Encouraging a Healthy Lifestyle

The goal of this partnership is to make wellness a natural part of everyday living. Through the collaboration with Max Fitness, residents have additional resources that support physical activity, wellness education, and healthy lifestyle choices.

Programs like Wellness Wednesdays help residents learn practical ways to stay active, manage stress, and maintain balance in their daily lives. Whether it’s participating in a group fitness session or simply connecting with neighbors who share an interest in wellness, these experiences help encourage healthier habits that extend beyond the event itself.

Strengthening Community Through Wellness

Wellness initiatives do more than support physical health — they also help strengthen the sense of community within ATC properties. Events like Wellness Wednesdays bring residents together in a fun, supportive environment where neighbors can connect while prioritizing their wellbeing.

When residents gather for shared experiences centered around health and wellness, it helps foster stronger relationships and creates a more vibrant community atmosphere.

Looking Ahead

ATC Development remains committed to creating communities that support the full lifestyle of our residents. Through partnerships like the one with Max Fitness, we are continuing to expand opportunities that encourage wellness, connection, and active living.

As Wellness Wednesdays continue to grow, we look forward to providing even more ways for residents to prioritize their health while building meaningful connections within their community.
